Clonliffe lands

Hines have announced intention to develop a 1,600 residential rental and community facilities at the Clonliffe College site in Drumcondra.

The plans include development of the following:

  • large creche
  • two GAA full size pitches & clubhouse
  • public open space

The plans encompass roughly half the of the site. The remainder will be developed by the GAA (circa 5 hectares) to provide a new Maldron ran hotel. This is the subject of a separate planning application which you read about HERE.

The draft proposal is for 1,650 apartments broken down as follows:

  • 30% studio, 30% one bedroom apartments, 35% two bedroom apartments and 5% three bedroom apartments. 
  • All apartments will be rented to residents : 80% will be private rental, 10% will be affordable rental and 10% will be DCC social housing. 

Hines are proposing building heights from 2 to 15 storeys.  There will be no co-living on the site i.e. all units will have own kitchen

There will be a minimum 20% open green space with priority on keeping existing trees and adding suitable native trees.  There will be increased pedestrian permeability with a new bridge over the Tolka and a new riverside walk .

Hines intend lodging a Strategic Housing Development application to An Bord Pleanála (APB) at the start of 2021 which if successful would see first residents occupy homes in 2023. 

The full development has a target completion date of 2026.
